Terms & Conditions – JMO Property & Maintenance

These Terms & Conditions apply to all works carried out by JMO Property & Maintenance (“we”, “us”, “our”) for the client (“you”, “the customer”), unless otherwise agreed in writing.

1. Quotations & Estimates

  • Quotations are based on the information provided at the time of quoting.

  • If the scope changes or additional issues are discovered, we will notify you before proceeding.

  • Any additional works requested may be chargeable.

2. Bookings & Access

  • You are responsible for ensuring safe access to the property/site at the agreed time.

  • If we are unable to access the site or complete works due to lack of access, wasted visit charges may apply.

3. Materials & Parts

  • Materials/parts are chargeable unless otherwise agreed in writing.

  • For larger material costs or special order items, we may request payment in advance before purchasing.

  • Where the client supplies materials, we are not responsible for the quality, suitability or warranty of those materials.

4. Workmanship

  • We aim to carry out all works to a professional standard.

  • Any concerns should be reported as soon as possible so we can review and resolve where appropriate.

5. Specialist / Certified Works

Some works require specialist certification and/or licensed contractors (for example: Gas Safe works, fixed electrical works, EICR, fire alarm certification, emergency lighting certification, etc).

  • Where specialist works are required, we can arrange and manage these through approved contractors.

  • Specialist works will be quoted separately and may have their own terms and certification requirements.

  • JMO Property & Maintenance is not responsible for certification unless explicitly stated in writing.

6. Compliance Walk-Throughs (Visual)

Where we provide a compliance walk-through or inspection, this is a visual inspection only and does not replace formal testing or certification unless explicitly agreed in writing.

7. Pricing & Payments

  • Payment terms are 14 days from the invoice date unless otherwise agreed.

  • Late payments may result in further works being paused until the account is settled.

8. Cancellations

If you need to cancel or reschedule, please give as much notice as possible.
Late cancellations may incur a charge if time has been reserved or materials have been purchased.

9. Photos & Reporting

We may take before/after photos for:

  • job reporting

  • proof of completion

  • record keeping

We will not publish identifying information without your permission.

10. Safety

We reserve the right to stop or postpone works where working conditions are unsafe, including but not limited to:

  • unsafe access

  • asbestos risk

  • electrical hazards

  • poor site conditions

  • aggressive behaviour towards contractors

11. Liability

We hold relevant business insurance. Our liability is limited to what is covered under our insurance and applicable law.
